Area’s largest condo development hits Major Milestone

By Condo Culture

Step inside the unique world of Station Park - a development with more amenities than any other development ever built in Waterloo Region and one that rivals even the most amenity rich communities across the country. Whether you’re living here or investing in a unit here, this project is unparalleled and creates a living experience not found in other buildings.

While the market continues to remain challenging with many buildings in the area and throughout the province finding it difficult to reach the sales thresholds required to begin construction, high quality projects with AAA locations are continuing to attract the interest of buyers and savvy investors and buyers looking for a new home. Project incentives and pricing that wouldn’t have been available in projects at the peak of the market in late 2021 and early last year are helping to drive this activity and providing an increasing number of opportunities in what is now, very much a buyer’s market.

The likelihood of a project reaching construction is also playing into buyers' purchase decisions as buyers are reluctant to provide deposits and have their money idle in projects that may be cancelled or stall for a long period of time. There are a number of factors that drive a project's likelihood of reaching construction in this type of market, however the overall attractiveness of the project, strength of location and the financial strength and experience of the developer are all major factors. More than ever, you’ll want to ensure the development you’re buying into, has a strong, reputable developer behind it.

Station Park has all of these factors going for it, and these factors are driving a ton of excitement among buyers who are purchasing units in the project. This excitement has enabled us to achieve a major milestone in the sales at DUO, the 3rd tower in the project, and preparations are now underway to enable construction.. With the first two buildings now nearing completion and new construction hoarding going up along King Street in preparation for construction at DUO, the site is just buzzing with activity. Check out the video below capturing some dramatic footage of the demolition of the existing plaza.

For those unfamiliar with the project, Station Park is a unique 5 tower condo development directly across the street from Google and beside the Innovation District in downtown Kitchener. In addition to 5 residential condominium towers, the project is planned to have a number of unique shops, restaurants and cafes on site in addition to a potential grocery store, outdoor park areas, and in excess of 100,000 square of office space enabling a truly live, work, play community. The size of the development enables it to have amenities not possible in smaller developments without adding additional maintenance costs to residents or investors as a result of its economies of scale. The location of the project is also strategically poised for long-term growth, being located right along the iON light rail transit line and within steps of the future multi-modal transit hub and GO Train station with planned 2-way, all day service to Toronto.

DUO is anticipated to be completed in early 2026 so for those interested in calling this their new home or purchasing a unit as an investment, you’ll have to wait a little bit, but as they say, all good things are worth waiting for and in our view that’s actually a big part of the buying opportunity right now. There’s no doubt we’re in an interesting market right now but the one thing that remains unchanged is the strong fundamentals of employment and population growth in this area that well exceeds the anticipated supply of new housing over the coming years.

If you’re interested in purchasing at DUO or talking pre-construction condos in general, drop us a line here or pop into our Waterloo location anytime. We love talking condos, investing and everything real estate.

For those who can’t wait to enjoy everything this community has to offer, we have good news. Units in the first two buildings at Station Park, referred to as Union Towers are now being completed with units now available for occupancy. You can check out the latest availability of sale and rental listings on condoculture.ca for Building 1 and Building 2 or reach out to a member of our team to learn more and book a private tour of units that fit your wish list.

Hope you’re having a great week and happy condo shopping.
