In this weeks blog, we chat with Maira, Owner of DeeDecors the company responsible for the design transformation of that unit as she discusses what is involved in staging a condo, how the pandemic has changed the staging process and how transforming basic or empty units into desirable, livable spaces can help to get them sold.

__Q. How has the pandemic affected the staging process and the importance of staging your condo? __
COVID-19 has fundamentally changed business strategies. Open Houses are no longer the same. Physically viewing an unlimited number of houses is no longer the norm. Online pictures will determine whether your listed property is going to be on the buyers’ shortlist or not. The idea is to make your property so alluring that your listed property is the first choice for buyers to visit.
__Q. What does it mean to stage your condo and how can a professional staging company help? __
Our aim while staging is to present and showcase the condo or any given property in such a way that the buyers after looking at 10 – 15 condos/properties remember yours. Basically we want your showcased property to be their first choice.
It is not about deceiving the buyer or putting in furniture & accessories BUT highlighting the worth, value & potential of the property in the best possible way.

Staging can help in a quick sale with the best possible price. It helps you stand out from other unstaged condos. Remember 97% of potential buyers start their search on the internet – browsing listing photos. 90% of people can’t visualize a house beyond what they see in front of them. Good pictures lead to more potential buyers wanting to secure your listing.

Q. How is staging a condo different from staging other residential properties?
Staging a condo can be hard sometimes since space is limited. It is important that the right furniture and colors are selected. Choosing sleeker, modern and lighter colored furniture is important to give a feel of openness. Always highlight the focal areas of your condo well. For example, if it is the view, then make sure that furniture placement is such that it takes the buyers attention to the big bright windows with great views.
Q. Top tips for staging your condo?
Declutter and Depersonalize Remove extra bulky furniture Always opt for sleek and modern furniture pieces Stay in the neutrals - Do not over do with the pop of color either. If the Paint is dark - we would suggest repainting in a lighter/neutral color Invest minimum money which would have a huge impact: Changing Light fixtures and builder grade vanity mirrors with something that has a modern/sleek border are two of our favourite highly impactful changes.
