In this week's blog, Condo Culture Realtor Raj Pathak, takes a look at the numbers and breaks down the recent returns from some of his investor clients at the HUSH Condos in Kitchener.

The Project - The HUSH Collection is a mid-rise condo/town development at 110 Fergus Ave in Kitchener that was released in late 2019. Day one pricing started in the high 200s and this development was particularly attractive to investors not only because of its competitive pricing but also because of its stylish design and close proximity to the 401 and the Fairview Park neighbourhood, which is seeing a major transformation with the construction of the Grand Market District. Construction at the HUSH Collection was  recently completed with purchasers taking occupancy earlier this year. 

The Returns - Raj had investor clients who purchased 1 and 2 bedroom condos for $282,000 and $377,000 respectively. Those units in today's market have an estimated value of $410,000 and $490,000 and have successfully leased for $1,600 - $1800 per month. In less than two years, they have appreciated in value by 30% to 45% and are building additional equity in the property through rental income and mortgage principal down payment.
